A proposed development didn’t even get out of the starting gate in Lake Country.
Council has denied first reading for an official community plan amendment that would have allowed for a 168-unit development on Juniper Cove Road.
“In the Carr’s Landing sector plan, it states that there will be no urban, high-density development in the area,” said Mayor James Baker of why the proposal was not supported by council or district staff.
“We have growth areas in the district that will accommodate development and we didn’t want to start another growth area.”
Staff had warned there would be excessive costs to maintain a development of this scale compared to other developments closer to infrastructure and services.
“It would be too big of a hit on infrastructure and particularly Carr’s Landing Road,” said Baker.
“There are concerns about traffic on the road now.”
The developer had offered offsite water and sewage improvements to help mitigate the impact of developing in this area.
Besides upgraded water and sewer systems, proponents for the project indicated there would be other benefits for the community.
“(There would be) increased potential for public transit to the area,” said Rick Vincent and Terry Klassen, with Stantec Consulting, in a letter to the district.
“Diversity of home styles to create an appealing neighbourhood with efficient land use and a sensitivity to the environment. An off-road multi-use pathway along the property frontage will improve public safety and promote active lifestyles.”
